Your insurance scope is a starting point, not a budget

Carrier estimates are built from software line items. They frequently miss code upgrades, soils and foundation conditions, utility reconnection and current permit requirements. The gap is real and it is better to find it before demolition than after framing.

You will rebuild to today's code, not the old one

A home built decades ago is replaced under current building, energy, fire and wildfire-hazard requirements. That can mean different framing, different exterior assemblies, sprinklers, and upgraded electrical and mechanical systems.

Permitting is the long pole

Plan check and permitting frequently take longer than the construction itself. The single most useful thing you can do early is get complete, permit-ready drawings moving.
